Tax time and exports
The 1099 worksheet, W-9 tracking, QuickBooks files, and every CSV you can hand your CPA.

The 1099 worksheet
1099s lists every contractor you paid in a year, across all your houses, and flags the ones over the threshold.
- Step 1: Open Contacts and choose 1099s.
- Step 2: Pick the Year.
- Step 3: Read the summary, such as “3 contractors need a 1099 for 2026 (paid $2,000 or more). 1 is missing a W-9.”
- Step 4: Choose Download CSV for your CPA.

Get the worksheet right during the year
- Set the contractor as the Vendor on each expense. An expense with no vendor never reaches this report.
- Set the Payment method. A row flagged “with no payment method” is counted as reportable until you know otherwise.
- The contact has to be a contractor (or “other”). Suppliers, lenders, and agents are left out.
- Expenses a team member logs have no vendor, because only owners and admins can pick one. Review their contractor payments.
Track W-9s
Open the contractor under Contacts, choose Edit, and set W-9 received to the date you got it. The app keeps the date, not the form; keep the form with your records. No taxpayer ID numbers are stored.
Exports for one house

Exports across houses
- Step 1: On any house's P&L, choose All properties.
- Step 2: Tick the Houses you want. Tick Include archived for sold and archived houses.
- Step 3: Choose Export expenses, Export by vendor, Export by category, or Export summary.
Export summary is one row per house with budget, spent, remaining, hold, purchase, selling, exit price, cash out, and projected profit.
QuickBooks
On P&L, open Send to QuickBooks and choose Show files. There are two files, and QuickBooks Online imports either:
- QuickBooks bank CSV works on every QuickBooks plan. Upload it to the account you paid from and match each line.
- QuickBooks bills CSV brings each expense in as a paid bill with its category as the account.
These are files you upload yourself. There isn't a live connection to QuickBooks.
What exports leave out
- Voided expenses are never in an export.
- Receipt images and photos aren't bundled. Open them from Expenses › Receipts.
- Exports don't work offline.
After you cancel
Nothing is deleted when a trial ends or you cancel. The workspace becomes read-only: every page still opens and every download still works. See Trial, plan, and billing.
