Keep the house's insurance, utilities, and accounts
Who insures the house, who to call about the power, the HOA, the tax bill, and the title company, with the dates on your calendar.

Policies & accounts is the list you reach for when something isn't about the rehab itself: the pipe burst and you need the claims line, the buyer's agent wants the HOA's number, or closing is Friday and the power is still in your name.

Add the insurance on the house
- Step 1: Open Policies & accounts under This house and choose Add policy or account.
- Step 2: Leave Kind on Insurance.
- Step 3: Fill in Insurance company, and under What it's for the type of policy: builder's risk, vacant dwelling, landlord.
- Step 4: Type the Policy number, then your agent under Contact with their Phone and Email.
- Step 5: Set Starts and Expires.
- Step 6: Add the Premium, Coverage, and Deductible if you want them in front of you, and choose Save.

Each kind names its fields to match: an insurance record asks for a Policy number, a utility for an Account number, the title company for a File number. Only Kind and the company are required.
Keep the paperwork with it
Under each record, Add a file attaches the policy, the declarations page, the HOA's rules, or the tax bill: a PDF or a photo, up to 10 MB. The file also shows in Documents, in the Insurance folder for a policy and Contracts for everything else, so a team member on the house can open it. Deleting a record leaves its files in Documents.
Dates and warnings
A record's date shows on the calendar on that day, in the calendar you've subscribed to on your phone, and under Key dates on the house's home. On this page the date turns amber when it's fewer than 30 days away. After it, a policy or warranty shows Expired and a bill shows Date passed.
The house's home also tells you when a house you own has no insurance on file, and when a policy has run out or is about to. Not now puts away the first of those; a warning about a policy that's expiring stays until the date is fixed.
Renew a policy
- Step 1: When a policy or warranty is within 30 days of expiring, or past it, choose Renew on its card.
- Step 2: The dates are already moved to the next term: it starts the day the old one ended and runs as long, six months or a year.
- Step 3: Correct the dates against the renewal, update the Premium and Policy number if they changed, and choose Save.
What this page doesn't do
- An amount here is for reference. It doesn't add an expense or change the hold cost in your deal analysis. Log what you pay under Expenses; on a rental, a monthly cost can add it for you.
- Team members and contractors don't see it. The lockbox code and anything else the crew needs go in the pinned note under Notes.
Delete removes a record after you confirm. It doesn't cancel the policy or close the account.
Export (CSV) downloads the list as a spreadsheet, one row per record.
