Your portfolio and the stages a house moves through
See every house as a table, a pipeline, or a map, move houses between stages, and archive the finished ones.

Portfolio is every house you can see, in one place. Open it from the house menu at the top of the sidebar.
Three pipelines
A house is always at one stage, and each stage belongs to one of three pipelines. The tabs at the top filter to All, Leads, Active, or Portfolio.

You can move a house to any stage in any order. Only Sold asks for something: a sale price.
Three ways to look
- Table: one row per house with Budget, Spent, Remaining, and Projected profit. Show all columns adds Purchase, Hold, Selling, Exit price, and Cash out.
- Pipeline: a column per stage with a card for each house, showing its cover photo, projected profit, and budget bar.
- Map: a pin for each house, coloured by where it is in the business.

Move a house to another stage
From the pipeline: drag the card to another column, or use the Stage menu on the card. On a phone, use the Stage menu.
From the house: open its Home and click the stage you want in the stage bar. It saves at once.
Everyone else on the house gets a notification that it moved.
Mark a house sold
- Step 1: Open the house's Home and choose Edit property.
- Step 2: Set Status to Sold.
- Step 3: Type the Sale price. Sale close date fills in with today; change it if you need to.
- Step 4: Choose Save.
The house's P&L becomes its final profit statement.
Rename the stages
If your team says “Demo” or “On market,” open the account menu and choose Stage names. Type your name for any stage and choose Save stage names. Every house, board, and dashboard uses the new names. Clear a name to go back to ours.
Archive a finished house
- Step 1: Open the house's Home and choose Archive.
- Step 2: If the house isn't sold, choose Finish as: Rented or Held.
- Step 3: Choose Archive.
An archived house leaves the house menu and the portfolio. Its history stays, its money doesn't change, and nothing on it can be edited. Find it under Archive in the house menu, and choose Unarchive there to bring it back to the stage it was at.
- The Archive button shows for a house that is sold, in rehab, on hold, listed, or holding.
- A house with a tenant in it (Rented) stays active so you can keep logging rent.
- There is no way to delete a house. Archive it instead.
