Seven questions to ask before you pick one

  1. Does it cover the part of the flip you struggle with?

    Tools lean one way. Some are strongest at finding and underwriting deals. Others are strongest once the rehab starts. Pick for the stage where you lose time or money today.

  2. What does it cost for your whole team?

    Check whether the price is per user. A plan that's cheap for one person can cost several times more once a partner and a project manager join.

  3. What can your contractors see?

    If you want subs in the system, find out whether they can log in at all, and whether they see your budget and profit when they do.

  4. Can you see budget against actual on each line?

    A total isn't enough. You want to know the kitchen is $3,000 over while there's still time to make it up on flooring.

  5. Does it work from the job site?

    You'll post expenses and check tasks from your phone, standing in the house. Try that before you commit.

  6. Can you get your data out?

    Look for a CSV export of every expense, and ask what happens to your data when you cancel.

  7. Can you try it on a real house first?
