Add a house
Put a house in the app, say what you plan to do with it, and optionally copy the budget and schedule from one you've done before.

Bring a house here once you've bought it or have one in mind. The app doesn't search for properties or look up owners; it runs the ones you've found.
Add it
- Step 1: Open the house menu at the top of the sidebar and choose Add property.
- Step 2: Type the Address, City, State, and ZIP. All four are required.
- Step 3: Pick a Strategy and, if you like, the Lead source.
- Step 4: Pick the Status: the stage the house is at today.
- Step 5: Fill in Beds, Baths, Sqft, Year built, Purchase price, and Contingency % if you have them.
- Step 6: Choose Add property.
You land on the new house's board.
Strategy

The strategy shows in the house's header and on the dashboards. A rental strategy, or Build to rent, also adds the Rental group to the house's menu. You can change it later under Edit property.
Lead source
Type where the deal came from, or pick a suggestion such as Driving for dollars, Direct mail, MLS, or Wholesaler. It shows on the Deals dashboard so you can see which sources turn into houses.
Status
Pick the stage the house is really at. A house you're still chasing is a Lead; one you've closed on is Owned / rehab. Your portfolio lists every stage.
Start from a past house
Once you have one house, the form offers Start from a past house.
- Step 1: Under Copy from, choose the house.
- Step 2: Tick Budget lines and amounts, Tasks, re-dated from a new start, or both.
- Step 3: Set Work starts to the day this rehab begins.
The new house gets the old one's budget and its tasks, moved to the new dates. Expenses stay with the old house.
After you add it
The ARV, target profit, hold, selling costs, and closing dates aren't on this form. Add them on Analysis and under Edit property. Set up your first house walks through the order.
