Set up your first house
Ten steps from a blank workspace to a house with deal numbers, a budget, a schedule, and a crew.
This is the order most investors set things up. Each step takes a few minutes and links to the page that covers it in full. The Get set up checklist in the app follows the same order and ticks each step off as your real data arrives.
1. Add the house
Open the house menu at the top of the sidebar and choose Add property. Type the address, pick a Strategy and the Status it's at today, and add the purchase price if you have one. Add a house covers every field.
2. Enter the deal numbers
Open Analysis and fill in ARV estimate, Purchase price, Selling cost estimate, and Target profit. Then choose Edit property on the house's Home to set Holding months and Projected hold cost. Now Projected Profit means something. See Analyze the deal.
3. Add the loan
If you're borrowing, open Financing and add the loan with its rate, points, and fees. The cost of the money then counts in your profit and your max offer. See Track loans and draws.
4. Set a budget
Open Budget, choose Start from template, and type what each trade should cost. If you'd rather build it room by room at the house, do the walkthrough first and send each fix to the budget. See Build the rehab budget.
5. Build the schedule
Open Board, switch to the timeline, and start from the cosmetic or full-gut template. You get dated tasks in the order the work happens, and the dates shift when one slips. See Schedule the work.
6. Add your contractors
Open Contacts and add your plumber and electrician, with their insurance dates. Give the ones you trust a login so they can send photos and invoices from their phone. See Contacts and Contractor logins.
7. Invite your partner or crew
Open the account menu, choose Members, and send an invite. Everyone is included in one price. See Invite your team.
8. Log your first expense
Tap the yellow Add expense button, type the amount, pick a category, and snap the receipt. Spent and Remaining update at once. See Log an expense.
9. Add a cover photo
Open Photos and add one. The first photo of a house becomes its cover, which shows on the house's Home and on the portfolio. See Photos.
10. Make it yours
- Save this budget or schedule as a template, so the next house starts from what this one cost. See Templates and settings.
- Send your dated tasks to Google, Apple, or Outlook. See My work and the calendar.
- Put the app on your phone's home screen. See On your phone.
