Move-in and move-out condition

Walk the house with the tenant at move-in and again at move-out, so a deposit deduction points to a room and a date.

A dated, room-by-room record made with the tenant present is what backs up a deposit deduction later. The Condition tab keeps one for move-in and one for move-out, side by side.

Record the move-in

  1. Step 1: Open Rental, then the Condition tab, and choose Record move-in. The house needs a lease first.
  2. Step 2: Check the Walked on date.
  3. Step 3: For each room, pick a Condition (Good, Normal wear, Needs cleaning, or Damaged) and type What you see.
  4. Step 4: Remove rooms the house doesn't have, and use Add a room for extras.
  5. Step 5: Add Notes: keys handed over, meter readings, smoke detectors tested.
  6. Step 6: Choose Save move-in.

Add photos

Take photos under Photos. Tag each with its room and set its stage to Move-in. The condition table then shows how many photos each room has.

Record the move-out

Before you end the lease, choose Record move-out and rate each room again. Tag the new photos Move-out.

A room is flagged Worse than move-in when it has gone downhill and is now Needs cleaning or Damaged. Going from Good to Normal wear is never flagged, because normal wear isn't chargeable.

Heads upRecord the move-out walk before you choose End lease. Once a lease has ended, its condition tab is no longer shown.

Where it's used

  • The End lease form lists the flagged rooms while you decide what to keep from the deposit.
  • The printed Deposit statement shows each flagged room at move-in and at move-out.
