Make a report for your lender

Put the deal, the scope, and the comps on one page, then print it or send a private link.

The lender report is a one-page investment summary built from numbers you've already entered: the deal, the rehab budget by category, and your comps. It has the house's cover photo at the top when there is one.

What's on it

  • The deal: purchase price, rehab budget with contingency, all-in cost, holding costs, selling costs, after-repair value, projected profit, all-in cost to ARV, return on cash, and margin on ARV.
  • Scope of work: one row per budget category, the contingency, and the total rehab.
  • Comparable sales: the comps from Analysis.
  • A footer with your name, your company, and today's date.
How it countsReturn on cash = projected profit ÷ (purchase price + rehab budget + hold). The loan isn't taken off, so it reads as the return on the whole project, not on your own cash.
  1. Step 1: Open Analysis and choose Lender report.
  2. Step 2: Choose Print or save as PDF.
  1. Step 1: On the report, find Share with a lender and choose Make a share link.
  2. Step 2: Choose Copy link straight away, or Send link on a phone. The link is shown once and can't be shown again.
  3. Step 3: Paste it into an email or a text to your lender.

The lender opens the link without an account and sees the same report, marked “Shared by” with your company name and “read-only.” They can print it or save it as a PDF.
