Budgeting a rehab

How much contingency should I add?

Many investors hold back 10% to 15% of the rehab budget for surprises behind the walls, and more on older houses. Keep it as its own line so you can see when you start spending it.

Should holding costs go in the rehab budget?

No. Loan interest, taxes, insurance, and utilities depend on how long you hold the house, not on the scope. Track them separately so the rehab budget only measures the work.

How do I turn this into a scope of work for bids?

Fill in quantities and units for each line you're doing, delete the rest, and send the list to two or three contractors per trade. In Fixer Upper House, the same lines print as a scope of work and track spending against each one as invoices come in.
