How the numbers work

What is the 70% rule?

A quick screen many flippers use: pay no more than 70% of the after-repair value, minus the rehab. It leaves roughly 30% of ARV for closing, holding, selling, and profit. It's a starting point, not a substitute for running your actual costs.

How is the maximum offer worked out?

ARV, minus the rehab, holding costs, selling costs, and the profit you want. Whatever is left is the most you can pay and still hit your number. Buying closing costs come on top of the price you offer.

Is ROI based on cash or financing?

This calculator assumes you pay cash, so ROI is profit divided by everything you put in: purchase, buying costs, rehab, and holding. With a loan, your cash-on-cash return is higher and so is your holding cost.

What happens to these numbers if I sign up?

Your purchase price, ARV, target profit, holding cost, and selling costs carry over to your first house, so the budget and projected profit start from the same deal.
