Watch a flip move across the board.

56 seconds, with sound and captions.

Built around the three questions you ask on every job.

Money

Am I still on budget?

Every budget line shows what you planned and what you've spent. Post an expense from your phone and projected profit updates. A change order raises the line it belongs to, so scope creep shows up before closing day.

The job

Who's on site, and what's stuck?

Tasks move from Scheduled to In progress to Done. Anything blocked or overdue stands out. Punch items are grouped by room, with photos, so the last two weeks don't turn into a scavenger hunt.

Closing

What do I hand my CPA?

An expense can't be saved without a category, and the receipt stays attached. When the house sells, export one CSV of every dollar, already sorted.

Contractor login

Give your subs a login, not your books.

  • They see only what you assign. No budget, no profit, no other houses.
  • Photos and invoices come in from their phone. No more digging through texts for a picture of the panel.
  • Nothing counts as spent until you approve it and pick the category.
  • Invite as many contractors as you work with. They don't cost extra on Pro or Team, and you can cut off access in one click.

Before you buy

Run the numbers, then carry them into the rehab.

Walk the house room by room and send each fix to the budget. Enter the ARV, your comps, your loan, and your target profit to get a maximum offer that counts points and interest. The house flipping calculator does that before you sign up. Price the scope from your own material catalog, send it to contractors for bids, and start the next house from this one's budget and schedule. Thinking of keeping it? Compare renting against selling, cash-out refinance included.

And the rest of the job

Everything else a flip throws at you.

Schedule and calendar
Lay the rehab out on a timeline from a starter schedule or your own. Closings, inspections, and loan due dates sit on one calendar that syncs to your phone.
Receipts and statements read for you
Add your Anthropic key and a receipt photo fills in the amount, date, and vendor. Upload a bank statement and pick which charges were for the flip.
Loans and draws
Track the purchase money and rehab holdback, request draws as work gets done, and see what the loan costs over the hold.
Bids from your subs
Send the lines for a trade to a contractor's login. Their price comes back as a bid you can accept into the budget.
Your team on the same page
Everyone sees the work assigned to them across every house, with checklists, comments, @mentions, and a bell for what changed.
Photos and updates you can share
Tag photos before, during, and after, line up before-and-after by room, and post a dated note from the job, and send a lender or partner a private link to it as their update.
When you keep it as a rental
See what the house would pay as a rental after a refinance before you decide. Then track the lease and rent roll, get a nudge when rent is late, and let the mortgage and insurance post themselves. Schedule E books export for your tax preparer, and move-in and move-out condition back up the deposit.
Brandon Hadler, founder of Fixer Upper House

Why we built it

Built while running a real flip.

Fixer Upper House started on our own first flip, where we were our own general contractor. Between the budget spreadsheet, texts from subs, and a pile of receipts, it was hard to answer the one question that mattered: are we still making money?

So we built one place for the budget, the crew, and every dollar. We run our own house on it, and every feature here started as something we needed on the job.

Questions

Do I need a credit card to try it?

No. Sign up, confirm your email, and you're in. The trial runs 14 days with every feature on.

What happens when the trial ends?

Nothing is deleted. You can still open and export everything. Choose Starter, Pro, or Team to keep editing. If you choose a plan before the trial ends, your first charge waits until the trial is over.

What counts as an active project?

Any house in your workspace that isn't archived or sold. A house you're still deciding on counts, and so does a house you kept as a rental. Sold and archived houses never count, and you can keep as many of those as you like. Starter covers 1 active house, Pro covers 5, and Team has no limit.

Which plan do I need?

Starter is $29/month for 1 active house. Pro is $69/month for up to 5 active houses, with contractor logins. Both cover you and 1 partner. Team is $129/month for unlimited active houses, contractor logins, and up to 5 people. Contractor logins never count as people. The free trial works like Pro.

What happens when I reach my plan's limit?

Nothing you have is locked or removed. You can't add another active house, person, or contractor login until you archive a house, mark one sold, or move up a plan. You can change plans any time from billing.

Can my contractors see my profit?

No. A contractor only sees the tasks you assign them. They can add photos and send you an invoice. They never see your budget, your other expenses, or your other houses, and an invoice doesn't count as spent until you approve it.

Do I pay per person?

No. Starter and Pro each cover you and 1 partner, and Team covers up to 5 people, for one price. Contractor logins on Pro and Team are unlimited and never count as people.

Can I bring my spreadsheet?

Yes. Import expenses from a CSV with date, vendor, category, and amount. You review each row before it posts.

Does it work on my phone?

Yes. It runs in your phone's browser, so you can snap a receipt, post an expense, or move a task from the job site.

Can I cancel any time?

Yes. Cancel from billing settings. Your data stays readable and exportable. Your first payment has a 30-day money-back guarantee.

How do I get help?
